Know Before You Book


To ensure a smooth and enjoyable stay, we ask all guests to review our policies before making a reservation. Our guidelines cover important details such as check-in/check-out times, pet policies, and house rules, helping you prepare for a stress-free experience. Please take a moment to familiarize yourself with them before your visit.

Check In/Check Out

Check in 4:00 p.m.
Check out 11:00 a.m.


Cabin Rental Policies

The Guest agrees that he/she will be fully responsible for any damage or loss to the property that may occur during the duration of the rental period. If damages or incidental charges are discovered after check out Guest agrees to pay for all damages in full. Damages may include to the house, missing items or excessive cleaning required (*excessive cleaning” is dened as any required cleaning over 7 hours). All garbage is to be put by the tenant in the large garbage can. Dishes are to be washed and left to dry in the strainer or put away. No dirty dishes are to be left in the sink. No linens are to be lost of damaged. Bath towels should remain at the Property at all times. *Please do not leave WET towels on the floors or carpet.*


Nature Lover's Cabin only: Start the dishwasher on departure.


River House only: Two kayaks/paddles are provided for tenant use. Tenant uses kayaks at own risk and assumes all responsibility. No children are allowed to use kayak(s) without adult supervision.


Payment

50% down holds the reservation. The balance of rental payment shall be due 30 days prior to check in.


Payment Schedule: If the total balance due is not received 30 days prior to check-in, this Vacation Rental Agreement will be deemed non-enforceable.


Cancellations

Bookings cancelled 60 days prior to check in receive 100% refund. Bookings cancelled 30 days prior to check in receive 50% refund, cancellations less than 30 days before check-in receive no refund.


Occupancy

Occupancy (i.e. number of tenants staying overnight) is strictly limited to the number of tenants that are reserved for a maximum for the property. VIOLATIONS OF ANY OCCUPANCY CONDITIONS WILL BE GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND OR RENT OR DEPOSIT.


Pet Policy

NO PETS Allowed without prior approval. Tenants bringing pets without prior authorization will be immediately evicted and will forfeit remainder of rent. If a pet is allowed guest agrees to clean up after their pet in the yard and home.


Smoking

NO SMOKING or VAPING. Violation of smoking/vaping policy will be grounds for immediate eviction and forfeiture of rent.


Outdoor Grill

Turn off propane tank under grill immediately after usage. Please use extreme caution when operating grill. Grill must be cleaned by tenant. A used grill that has not been cleaned by tenant will result in a $25.00 cleaning fee. Please check cleanliness of grill upon arrival and contact Scott or Linda if there are any issues. The grill will be checked between rentals for cleanliness.


Refunds

There will be no refunds given for inoperable appliances or faulty equipment, unfavorable weather, early departure, interruption of utilities(i.e. electric, water, satellite TV, internet), construction in the area, insects inside or outside the home or other maintenance issues.


Personal Property

All personal property of the tenant(s) on the said premises shall be and remain his/her sole responsibility and risk, and the owner shall not be liable for damages.


Locked Closets/Cupboards/Garage

These locked areas contain the owners’ personal items. These areas are not included in the Vacation Rental Agreement.


What is Included

Bedding, linens, bath towels, lawn chairs, 2 rolls toilet paper, 1 roll paper towel, hand soaps, dish soap, 4 garbage bags, iron, ironing board and hair dryer.


Fire Pit

Tenant must make sure fire is contained and kept under control at all times. No children are allowed to use the fire pit without adult supervision. Caution must be exercised at all times in the use of the patio fire pit. Lid (if available) must be used to cover fire pit. Guest must check with DNR website for burning bans before starting a fire.

Indemnification/Right of Entry/Assignment

The undersigned Tenant hereby releases, agrees to indemnify and hold harmless the property owner, their agents, officers and caretakers from any and all liability, claims, demands, actions and causes of action whatsoever, arising out of or related to any loss, damage, or injury, including death, that may be sustained by the undersigned or any person (including Tenant’s guests), or any property of the undersigned or any person (including Tenant’s guests), as a result of cause arising out of the use of the house or Property. This release shall be binding upon the distributes, heirs, next of kin, executors, administrators and personal representatives of the undersigned of any person (including Tenant’s guests). Tenant agrees owner or their respective representatives may enter the Premises during reasonable business hours to make necessary repairs and maintenance. Tenant shall not assign this Agreement or sublet the Premises in whole or part with our written permission of the owner.



Weddings/Large Gatherings

Under no circumstances are weddings, wedding receptions, large parties of any kind permitted.

Frequently Asked Questions

  • What type of coffee pot is at the Rental?

    All the rentals have a Mr Coffee type coffee pot.  We supply filters. The Nature Lover’s Cabin also has a single-serve Keurig and French Press.


  • Do I need to bring my own linens?

    No, Linens are provided.

  • Is my pet allowed?

    With prior approval, your pet may be allowed.
